The 21st Century has brought many advances to the home buying experience. For example, real estate agents are no longer the gatekeepers to seeing most homes. Today, online listing information, virtual tours, videos, floor plans, stellar photography, and digital signing tools enable individuals the world over to purchase property long before ever stepping into it for the first time. That may or may not work for you. Some still want the visceral experience of seeing how morning light filters into a living room through clerestory windows, or if they can see the kids from the pool. I'm that way. For those who are not our clients, we offer the opportunity to schedule up to a four (4) hour property tour appointment. During your tour, you'll access available homes that meet your criteria "on paper" and align with your targeted budget. You will be required to provide proof of funds and, if you are obtaining a loan, your loan pre-approval letter from your lender. All bookings are tentative until confirmed by our office and coordinated with the listing agent(s). Payment is by Venmo, Zelle or Apply Pay upon appointment confirmation. No refunds, including for those appointment canceled by the listing agent, as this is always outside of our control. We schedule a minimum of 30 minutes per property when driving between them is required and 15 minutes when destinations are within short walking distances. This timing is dynamic. It is also dictated by the availability of the listing agent; often routes are neither efficient or economical. Non-clients may take their own vehicle or ride with the showing agent. When riding with the showing agent, passenger capacity is limited to three (3). All children in a showing agent's vehicle must be accompanied by a parent and ride in a car seat supplied and installed by their parent companion. Keep in mind that The Coachella Valley is defined, but large. Expansive tours that attempt to cover communities at distance requires significant driving time. In our experience, it's best to remain focused on property within a three to seven mile radius. Further, the seasonal influx of vacationers can dramatically increase drive times. Note that established-client property tours are scheduled directly with the assigned showing agent and added to the calendar on our end.
